D2902 - Victorian Rectory Aylesbury

Description:

A spacious Victorian country house set in 1.4 acres, combining historic architecture with dramatic views across the Vale of Aylesbury. Rebuilt in 1868 by architect William White, the house retains key period details like an Elizabethan staircase, Victorian floor tiles, original fireplaces, and large bay windows. The main living areas feature interconnected formal entertaining rooms—a music room, drawing room, and dining room—alongside a modern open-plan kitchen, utility suites, and a light-filled gym conversion with floor-to-ceiling glass doors opening onto the grounds.

The extensive gardens include open lawns, a historic maze, ancient hedgerows, and a tennis court overlooking the valley. Across the upper two floors, the property offers four large bedroom suites—including a principal master with a fireplace and two dressing rooms—as well as top-floor former servants' quarters currently set up as office spaces, an extra bedroom, and attic rooms, providing ideal blank-canvas options for set dressing or crew holding.
